BIM for building services (MEP)

Mechanical, electrical and plumbing services coordinated in the model before they reach the site.

At a glance

B1P Group models and coordinates mechanical, electrical, plumbing and special systems in Revit, at design and construction level: hospitals, offices, industry, stations and airports. Coordination with structure and architecture resolves clashes before construction; the model provides quantities, interim valuations and an as-built model with the data of the installed components for maintenance.

The sector

What do we do on building services?

Building services are the discipline with the most clashes and the most variations on site. In Revit we model ductwork, pipework, cable containment, switchboards, terminal units and equipment with families consistent with the specified products, and we coordinate them with structure and architecture in the federated model: ceiling voids, penetrations, service risers and plant rooms are resolved in the model.

For contractors we bring the model to construction level, link it to the bill of quantities and derive interim valuations from the quantities completed; the as-built model records the installed components with the data for maintenance.

Typical projects

  • Hospitals and healthcare facilities
  • Offices, hotels and retail
  • Industrial and logistics buildings
  • Special systems, data and security
  • Energy centres and plant rooms
Rules and formats

Which rules apply to building services?

The technical product and installation standards (CEI for electrical, UNI for mechanical and fire protection) and the rules of Ministerial Decree 37/2008 on the declaration of conformity remain those of the design; the model does not replace them, it makes them checkable. In public contracts, Legislative Decree 36/2023 and Annex I.9 apply.

Exchange takes place in IFC with the building services classes and, for operational data, in COBie or in the format required by the client's maintenance management system.

Typical deliverables

What do we deliver?

Deliverables vary with the stage and the information requirements; these are the most common.

Why are there no project names here?

Projects in this sector belong to the clients: we do not publish names, locations or images of the assets. In our offers we list projects of the same type and, with the client's consent, someone who can confirm our work.

Frequently asked questions

The questions we are asked in this sector

Do you model to construction level?

Yes: it is the level that information requirements ask for on building services, with families consistent with the products, and falls, supports and penetrations where the site team will actually install them.

Can you derive interim valuations from the model?

Yes, if the bill of quantities and the model use the same codes; the first deliveries are used to align the codes, after which each interim valuation takes days instead of weeks.

Do you work on hospitals?

Yes, they are the buildings with the most building services disciplines (electrical, special systems, medical gases, data, security) and the ones where coordination in the model pays off most.
