BIM for project management and works supervision

Time, cost and progress tracked on the model, from the programme to the interim valuation, up to the as-built for acceptance testing.

At a glance

B1P Group supports project managers, works supervisors and contractors in managing projects in BIM: programme and costs linked to the model (4D and 5D), progress and quantities for interim valuations derived from the model, variations, minutes and documents managed on the common data environment, as-built for acceptance testing. Responsibility for works supervision remains with the appointed supervisor: the model gives them traceable data.

The sector

What do we do for project management and works supervision?

We link the model to the programme and to the bill of quantities: each element carries its activity and its cost item, so the programme can be read on the model (4D) and costs update with the quantities (5D). Variations are assessed before they are approved, by comparing time, quantities and costs of the two versions of the model.

During the works we set up and manage the common data environment, for example Autodesk Forma: drawings, minutes, site instructions, requests for information and non-conformities are linked to the elements of the model and to the site areas. Whoever supervises the works finds the approved design, the actual state and the history of decisions in the same place. The service is described on the 4D and 5D BIM page.

Typical projects

  • Public works with mandatory digital information management
  • Private projects with several contractors and several lots
  • Linear infrastructure with progress by section
  • Complex buildings with building services in several stages of progress
  • Programmes of works across several sites
Progress and interim valuations

How is the interim valuation derived from the model?

Progress is recorded on the elements of the model, by area, by floor or by section, starting from site surveys, from the checks of the works supervision or from comparison with the laser scanning survey. The quantities carried out come from the model with the measurement rules of the contract and feed the interim valuation and the measurement book.

Control remains with people: the works supervisor accepts the quantities and signs the accounts. The model makes every figure traceable back to the element and to the date on which it was recorded, and it reduces disputes between client and contractor. For building services, where progress is harder to measure, the stages of each component are agreed at the start of the works.

Rules and formats

Which rules apply to works supervision in BIM?

In public works, art. 43 and Annex I.9 to Legislative Decree 36/2023 require digital information management methods and tools for the design and construction of works, and Annex II.14 governs the activities of the works supervisor, including the accounts. The exchange information requirements set out what the contractor delivers and how the works supervision checks it; the contractor's BIM execution plan turns this into procedures.

The reference for the process is the ISO 19650 series together with UNI 11337. In private projects the same rules are written into the contract: who updates the model, how often, how variations are recorded and what is delivered at the end of the works. To set them up see the BIM management and information management page.

Why are there no project names here?

Projects in this sector belong to the clients: we do not publish names, locations or images of the assets. In our offers we list projects of the same type and, with the client's consent, someone who can confirm our work.

Frequently asked questions

The questions we are asked in this sector

Who supports works supervision with BIM?

B1P Group works alongside works supervisors, project managers and contractors: model linked to programme and costs, progress and quantities for interim valuations derived from the model, variations, minutes and documents managed on the common data environment, up to the as-built for acceptance testing.

Do you act as works supervisor?

The role of works supervisor remains with the professional appointed by the client. We work alongside them, or alongside the contractor, on the information side: model, programme, quantities, documents and as-built.

Does the interim valuation derived from the model count as the contract accounts?

The accounts are signed by the works supervisor according to the contract and Annex II.14 to Legislative Decree 36/2023. The model provides quantities traceable by element and by date, which the supervisor checks and accepts: it does not replace the measurement book, it feeds it.

What changes for the project manager with the 4D and 5D model?

Delays and cost deviations can be seen on the model, by area and by lot, instead of in a separate spreadsheet. Alternatives are compared before deciding: changing the sequence of the phases or a construction solution immediately shows the effect on time and cost.

Which common data environment do you use on site?

The one required by the exchange information requirements or chosen by the client. When it has to be set up from scratch, B1P Group often works on Autodesk Forma, with folders, file states, permissions and approval workflows for client, works supervision and contractors.
