BIM for real estate and hotels

From the existing conditions of the property to its operation: models for those who buy, refurbish, manage and add value to buildings and hotels.

At a glance

B1P Group works in BIM for property owners, funds, developers and hotel groups: support in BIM modelling from survey data, technical due diligence on the model, design and construction of rooms, lobbies, restaurants and building services, as-built with the data for operation. The model stays with the owner and supports it in maintenance and later transformations.

The sector

What do we do for a property or a hotel?

For those who own or buy a property, the starting point is knowing how it is really built. The laser scanning survey of the building is carried out by the appointed surveyor; we support the client in BIM modelling from survey data: spaces, areas, visible structure and main building services become a model with the data needed for technical due diligence, a works plan or the tender for the works. The service is described on the BIM modelling from survey data page.

On projects we model architecture, structure and building services in Revit and coordinate them in the federated model. In hotels the room is the unit that repeats: we model it once as a type, with built-in furniture, finishes and building services, and place it on every floor, so quantities, variations and material orders come from the model and change with every choice of the owner.

Typical projects

  • New hotels and refurbishment of accommodation facilities
  • Conversion of existing buildings into hotels and residences
  • Historic buildings converted to hospitality
  • Offices and office buildings
  • Property portfolios to model and document
  • Common areas: lobbies, restaurants, conference rooms and spas
Hotels in operation

How is a hotel refurbished while it stays open?

Many refurbishments are carried out floor by floor or by blocks of rooms, with the hotel in operation. The phases enter the model with the rooms that can be sold, the routes of guests, staff and site, the building services shutdowns and the timing of the season. In historic buildings converted into hotels the survey comes before every choice: constraints, structure and service routes are decided on the model of the existing conditions.

During the works the model also serves the owner: progress by floor and by room, variations and costs remain readable on the common data environment, for example Autodesk Forma, without waiting for the end of construction. For progress and costs from the model see the 4D and 5D BIM page.

Operation and value

What does the owner keep at the end of the works?

An as-built model with spaces, areas, components and building services, linked to the maintenance documents, the certifications and the permits of the property. It is the basis for operation and maintenance, for the energy and environmental data required by investors and for sale or refinancing: a technical data room built on the model is quicker for a buyer to check. For operation see the asset operation page.

The rules remain those of the design: for accommodation facilities, the fire prevention technical rule (Ministerial Decree of 9 April 1994 or, alternatively, vertical technical rule V.5 of the Fire Prevention Code), the regional requirements for classification and the accessibility regulations. Exchange is in IFC and, for operation, in COBie or in the format of the owner's system.

Why are there no project names here?

Projects in this sector belong to the clients: we do not publish names, locations or images of the assets. In our offers we list projects of the same type and, with the client's consent, someone who can confirm our work.

Frequently asked questions

The questions we are asked in this sector

Who produces the BIM model of the existing conditions of a hotel or of a property to be bought?

The survey is carried out by the surveyor appointed by the owner; B1P Group supports owners, funds, developers and hotel groups in BIM modelling from survey data: spaces, areas, structure and main building services in a model with the data for technical due diligence, the works plan or the tender for the works.

Can a hotel be refurbished without closing it?

Often yes, floor by floor or by blocks of rooms. The phases are planned on the model with the rooms that can be sold, the routes of guests and site and the building services shutdowns, so the owner knows in advance how many rooms it loses and for how long.

What use is BIM to those who manage a property portfolio?

It lets them know their properties through comparable data: areas, property data, components and condition of the building services in the same format for every building. The model becomes the basis for maintenance, works, reporting and sale.

Which common data environment do you use for hotel projects?

The one chosen by the client. When it has to be set up from scratch, B1P Group often works on Autodesk Forma, with folders, file states, permissions and approval workflows for owners, designers and contractors.

What does the as-built model of a hotel contain?

Spaces and room types, finishes, built-in furniture, building services and equipment with their nameplate data, linked to technical data sheets, warranties and manuals. The data set is agreed with whoever will operate the hotel, before handover.
