Operation

Asset operation

From the as-built model to the data for maintenance, space management and the property portfolio: BIM after construction, for those who keep the asset in operation.
At a glance

B1P Group's BIM for asset operation (BIM facility management) takes the as-built model into the operation of the building or infrastructure: component data for maintenance, spaces and uses for management, documents linked to the objects, integration with the operator's facility management systems, up to the digital twin. For public clients, property portfolio managers and network operators, in line with ISO 19650-3.

Definition

What is BIM for asset operation?

It is the use of the information model in the operational phase: the as-built model, completed with the data needed to operate and maintain the asset, becomes the geometric and information database to which maintenance, space management, energy and documents are linked. ISO 19650-3 governs information management in this phase; in Italian practice it is also called 7D BIM.

The value lies in continuity: the information gathered during design and construction is not lost at handover but passes to the operator in a form its systems can use.

Deliverables
Asset information model with component and space data, data structure for export to facility management systems (including COBie), links between documents and objects, update procedures, digital property portfolio
Standards
ISO 19650-3 (operational phase), UNI 11337-4 (LOD F and G), the operator's exchange information requirements, exchange formats for management systems (IFC, COBie)
Tools
Revit and Civil 3D for the models, Autodesk Forma and the operator's management platforms, IFC and COBie exports, viewing tools for those who do not use BIM software

What data does the operator need?

Few, and the right ones: for each component to be maintained, identification, location, the system it belongs to, technical documents and maintenance frequencies; for each space, use, floor area, occupant and the services serving it. The set is decided with the operator and written into the exchange information requirements or an addendum, before the as-built model is handed over.

The same set feeds the systems the operator already uses: the model does not replace the maintenance software, it supplies it with consistent, georeferenced data.

Asset operation

How is the model used in day-to-day operations?

Through a viewer or the management platform: maintenance staff find the component in the model, read its data and documents and log the work; space managers see occupancy and floor areas; planners see the condition of the systems. The operator does not need to know how to use Revit.

Digital operation and management of the asset work if someone keeps the model up to date: B1P Group does this on an ongoing basis for the operator, or trains in-house staff to do it, with written procedures and a schedule.

Asset operation

How do you manage a portfolio of several properties?

With a digital portfolio: one model for each property, simplified where no as-built model exists, and a common data structure for comparing floor areas, consumption, maintenance condition and due dates across the whole portfolio. You start with the most important properties and extend it over time.

For public bodies and network operators the digital portfolio is the basis for planning works and investment with consistent data; for those who have to report, it is the source of the quantities.

Model uses

What can you do with the model in operation?

Typical model uses in the operational phase and the corresponding deliverable.

Frequently asked questions

Frequently asked questions about BIM for asset operation

Does the asset operator need to use Revit?

No. The model is consulted in a viewer or within the management platform; Revit is needed by whoever updates the model, which can be B1P Group on an ongoing basis or the operator's own staff after training.

What is COBie?

It is a tabular format, set out in international standards, for passing space and component data to the operator without the geometric model. We produce it from the model when the operator's system requires it.

Can you manage an asset in BIM without an as-built model?

Yes, starting from a simplified model of the existing asset, derived from a survey or from the available drawings, with only the data needed for operation. This is the case with existing portfolios; the model grows with each subsequent intervention.

Who maintains the model over time?

The operator, with procedures and trained staff, or B1P Group through an ongoing service: every intervention on the asset goes into the model and the data, otherwise the model ages and stops being useful.
